Your home was constructed in accordance with the 2024 International Residential Code (IRC) and recognized industry standards, including performance guidelines published by the National Association of Home Builders (NAHB).
Many common concerns in new homes are the result of natural material movement, curing, and seasonal changes. This guide helps you determine whether what you’re seeing is:
• Normal homeowner maintenance
• A common new-home condition
• A potential warranty item

DRYWALL & INTERIOR FINISHES

Small cracks at corners or ceiling joints?
Minor hairline cracks are common during the first year as framing dries and settles.

Submit a request if cracks are wide (greater than 1/8″), expanding, or separating significantly.

Nail pops?
Minor nail or screw pops are normal and cosmetic.

CONCRETE (DRIVEWAY, GARAGE, PATIO)

Concrete naturally shrinks as it cures. Normal:
• Hairline shrinkage cracks
• Minor surface variations

Submit a request if:
• Cracks show vertical displacement
• Surface movement creates a safety hazard

DOORS, TRIM & CABINETS

Seasonal humidity changes may cause doors to stick or minor trim gaps. Homeowner maintenance:
• Tighten hinge screws
• Adjust strike plates
• Maintain indoor humidity (30–50%)

Submit a request if doors cannot latch or framing appears misaligned.

FLOORING

Minor gaps may occur with seasonal expansion and contraction. Submit a request if flooring is:
• Buckling
• Lifting significantly
• Separating beyond minor seasonal gaps

HVAC & COMFORT

Temperature differences between floors can be normal. Before submitting:
• Replace air filter
• Confirm vents are open
• Use ceiling fans
• Adjust thermostat settings

Submit if:
• No heating or cooling is produced
• No airflow is present
• The system shuts down unexpectedly

PLUMBING

Low pressure?
Check aerators and supply valves first.

Slow drain?
Often caused by debris buildup and is homeowner maintenance.

Submit if:
• Active leak
• Sewage backup
• Multiple fixtures affected

WINDOWS & CONDENSATION

Interior window condensation is usually caused by indoor humidity levels. Maintain humidity between 30–50% and use exhaust fans regularly.
Condensation alone is not typically a window defect.

EXTERIOR CAULK & SEALANT

Sealants shrink and weather over time. Maintaining caulk is homeowner maintenance. Inspect annually and reapply as needed.

APPLIANCES

Appliances are covered under the manufacturer’s warranty which is serviced by a handful of local certified companies in town . They are not covered under the NAHB Warranty.

The appliances come with a 1-year manufacturers warranty. Make sure to have your closing date on hand when calling.

RADON INFORMATION

Radon is a naturally occurring environmental condition and is not a construction defect. The Builder makes no representation or warranty regarding the presence or absence of radon gas in the home. Radon levels may change over time due to environmental conditions and homeowner operation of the property.

HELPFUL TIPS

● Do not flush: paper towels, baby or adult wipes, feminine hygiene products, or cleaner wipes.
● Only flush toilet paper and body waste.
● Stay away from heavy bleach cleaners and harsh tile cleaners, this can kill the good bacteria in the tank.
● The garbage disposal should be used sparingly. When in use make sure that it runs long enough to grind up everything and run plenty of cold water behind it. Never put grease down the drain as it will solidify and clog the lines as well as the tank.
● Toilets are water saving, so be mindful of the amount of toilet paper you flush at once.
● It is not uncommon to have a faint odor around the tank or during spray, as it is a wastewater treatment unit.
